
Many residential projects are coming up near Denkada of Vizianagaram district as international airport will be ready by June , 2026.

Unprecedented construction activity is being seen between Vizianagaram and Bhogapuram for the last few months, thanks to the international airport which is expected to be ready by June, 2026. With the constant review by the Union and the State governments, GMR Group is constructing the airport on a war-footing to complete the project within a year’s time. A lot of economic activity is now being witnessed in the areas located on the 15 km-stretch between the district headquarters and the airport area.
In anticipation of huge demand for the properties in future, many real estate firms have been constructing villas, individual houses and apartments in Denkada, Natavalasa and other surrounding places of Bhogapuram airport region. The real estate activity was not brisk till a year ago in spite of the proposal of the airport with the inordinate delay in its execution. However, the speedy construction activity at the airport area instilled confidence among the builders who in turn started many residential projects at Denkada which is the nearest mandal headquarters for Bhogapuram.
Due to several aviation rules and regulations and higher land values in Bhogapuram mandal, the builders preferred to take up projects in Denkada and Natavalasa as they are very close to Vizianagaram city as well as the airport and pharmaceutical hubs located in Pusapatirega and Pydibhimavaram industrial zone. The square yard cost is around ₹15,000 in Denkada area and it around ₹22,000 near Bhogapuram as per current market values.
When contacted, Confederation of Real Estate Developers Association of India (CREDAI)-Vizianagaram chapter treasurer and G.B. Construction Managing Director Gopisetty Bhaskar Anil Kumar said that many buyers were coming forward to own villas and apartments in areas near the airport as rates were reasonable compared to Visakhapatnam and other cities of the State.
“After the construction of Hitec City and Shamshabad airport, the land values had gone up steeply within a decade. That is why, the buyers from other cities are also coming forward to book the properties in Denkada, Pusapatirega and other areas with the hope of getting huge returns in the near future, ” said Mr. Anil Kumar.
D. Square Company Managing Partner Gurana Jagadish and Assure Developers Managing Director Gopinath Reddy said that airport surrounding areas would have a city look with the proposed seven star hotels, Aviation University and other proposals.
